THERE is concern a major development including a hotel, car showroom and food and drink outlets at Birdwell could pose a risk to neighbouring retail and employment proposals.

Stuart Ashton's application for outline permission to build offices, a hotel, car showroom/garage and food and drink outlets north of Dearne Valley Parkway was approved by the planning board last week.

At that meeting, councillors heard from Allan Finlay, of Hartwood Estates, which has applied for a separate mixed use scheme of retail, office, food and drink, employment use, clinic/health/day centre, hotel and a petrol filling station at a site off Dearne Valley Parkway, just below Mr Ashton's approved development.

He asked the planning board to consider deferring a decision on Mr Ashton's application for two months because of Hartwood Estates' application for an adjoining site.

He said everything is 'almost complete' with its application for the development, which could create an extra 250 jobs for the area, but is awaiting feedback from the council's highways department.
