A 12-ACRE business park in Dodworth could be extended to create two new warehouses and up to 650 jobs - although a bungalow on the site’s boundary will have to be demolished to make way for an access road.

A planning statement relating to the scheme, at Capitol Park, shows proposals for a 105,000sq ft building and a neighbouring 84,000sq ft premises at the northern end of the site.

If approved, a road off Higham Lane - where the bungalow stands - will enable access to the site and on to Capitol Close.

The site has already been earmarked for development under the council’s local plan, a blueprint for business and housing expansion over the next 15 years, which was adopted in January.

Although a total of 193 car parking spaces - including ten for electric vehicles and nine for disabled users - have been earmarked, the number could be reduced depending on the future occupants of the warehouses.

The planning statement said: “This route has been carefully chosen to maximise the developable areas of each plot while reducing the length of hedgerow that will be removed to gain access to the northern plot.

“The proposed development will support the extension and growth of an existing and successful business park, creating a significant number of jobs both in construction and operational phases.”

In March, the business park’s final empty building - a 15,000sq ft unit - was leased to Conrad Energy following the handover of a 75,000sq ft unit to the NHS for a bespoke blood facility.
